Just SOLD! New Development in Hollywood – Sold for $1,350,000

Just SOLD! – Every client has a story, every home has a story and the joy that I get from selling real estate is that I’m blessed to be a small part of those stories. These clients came to me last year as a referral from a past client who had met them on a plane from Dallas to LA. I had just placed those clients into a home and they overheard this couple speaking and immediately gave them my info. It took some time for them to get familiar with the lay of the land and the market here in LA so we spent numerous weekends looking in different areas and at different homes until we found the one which was perfect. 


We originally found this 3 bedroom, 3.5. bath home in February this year, it was their model unit and the cream of the crop of this 24 unit small lot development. Thus it was priced higher than all the other units – $1,450,000. We kept circling the home, had numerous wine nights on the patio soaking in the sunset while my client’s imagined this as their home. The only problem, it was a little over their preferred budget. But nonetheless the home they wanted so I had the challenge of figuring out how I was going to make this dream a reality for them. Then Covid-19 hit and I saw an opportunity to possibly get them into this home at a lower price due to the unknown market. I was able to secure their bid for $1,350,000 which the developer would not have even considered previously. I also secured them a $5,000 credit towards their monthly maintenance fees (similar to HOA dues). Just like that, they got their Hollywood home.


Small lot developments are LA’s newest rage. They are planned communities which vary in size and all of which are single family homes. I know, I know they look like they are connected but there is indeed a 6 inch air gap between the homes and each owner owns the land the home sits on and often times a little extra (if there is a yard or planter box or patio space, etc).

 Wow! 10 years! When I first embarked on this journey I had NO idea I would fall so hard for this career.
